Selling your house can be one of the most frustrating, drawn-out processes that you ever have to deal with in life. As if moving home isn’t stressful enough, the potential chain fall-through or the cheeky viewers who put in a laughably low offer make it even harder.

It is easy to get disheartened along the way and feel that you are never going to sell your property or that you won’t get anywhere close to your asking price. Tidiness

You might be surprised by how influential a tidy house can be. Even if you have a few dishes drying on the drainer, or have left some paperwork out, this can be enough to put a potential buyer off. Even more significantly, if you have large, bulky items that are taking up lots of space and making the place look cluttered; this is another big turn-off for viewers. If you can, store big items away so that they are out of sight.

Choose the right estate agent

You might think that all estate agents are largely the same and that the cheapest agent will be able to provide just as good a service as the more expensive one. However, one of the key factors in selling your house is the marketing of your property. If your agent takes ages to come round to take photos and the photos don’t look professional, then you are missing out on big opportunities.

Also, the bigger estate agents tend to have more visitors using their website to look for properties. So whilst you think paying an extra £500 for an estate agent seems a lot, if you sell the property a lot quicker then it could be more than worthwhile the extra amount. Similarly, selecting a cheaper conveyance company may seem like a good idea but you have to think about the bigger picture. Take your time and compare conveyancing quotes before you commit to anything.

Refresh the paintwork

You don’t have to spend a fortune, but a quick coat of paint can make the world of difference, making the place feel lighter and bigger if you select the right colours. Houses pick up scuffs and scrapes that you don’t notice as much when you live there but a new viewer will be looking at every minute detail from wall scratches to the wallpaper texture. A few tins of paint and a brush can quickly transform a room and be the vital decider of whether someone puts in an offer for the house.
