Thirteen acres of land in Exeter sold for new housing

Thirteen acres of land in Exeter has been sold to housebuilder Barratt Homes and will provide 248 new homes of which 62 will be affordable.

Exeter and Bristol-based developer, Eagle One, has netted £13 million from the sale of the first phase of land at Tithebarn Green in Exeter.

The development of this part of Tithebarn Green will provide an 18 acre country park as part of a planning agreement. The park will be to the north of the housing, close to the Pinn Brook, and provide a public area for walking, cycling and leisure activities as well as supporting wildlife.

In addition, the development will contribute nearly £3m in Section 106 payments to provide highway and transport infrastructure improvements, new classrooms for existing primary and secondary schools, and a payment for the Exe Estuary ecological management.

Chris Fayers, Director at Eagle One, commented: “The £13 million receipt from the initial land sale at Tithebarn Green will be used to expand our £150 million commercial investment portfolio either through direct development or investment acquisition.”

Barratt Homes Development Director, Alex Hugo said the acquisition fits perfectly with the five star housebuilder’s plans in the area. “Demand for new homes in Exeter continues to rise and we are delighted to have secured this piece of land which will enable us to maintain our presence in the city and provide new homes for a wide range of buyers.”

Eagle One Homes has been working on the Tithebarn Green site for over five years obtaining outline planning permission and undertaking archaeological excavations ahead of development. The finds from the excavation have now been donated to Exeter’s Royal Albert Memorial Museum.

The firm have worked closely with Devon County Council, East Devon District Council, Exeter City Council to deliver the Tithebarn link road which connects Cumberland Way with Blackhorse Lane. This provides a much-needed second route across the M5 connecting Exeter and East Devon.

Property developer, Eagle One, has been responsible for a number of ongoing commercial and residential developments in the Exeter area. This includes the latest phase of the Matford Green Business Park, which will be home to the new car dealerships for Volkswagen, Toyota, Lexus, Audi, Jaguar Land Rover and Ford who are due to start work on their new showroom shortly.

The company has also transformed the docks at Exmouth into a vibrant quayside community of 269 apartments and houses. The last 14 waterside apartments ,The Point, will be complete by Christmas 2016. Further afield the firm has completed schemes in South Wales, Salisbury and Evesham.
