Exwick is the new property hotspot
Having traditionally been an area where homeowners have largely purchased property as buy to let investments, Exwick is now seeing a shift in buyer attitudes as young people are realising the value of living in the Exeter suburb and picking up properties for as little as £140,000.
According to Hatched’s newly appointed Exeter specialist, Michael Parsons, who has lived in and around Exeter all his life and has worked in estate agency for 15 years, a new generation of buyers are disregarding the rental history of the area in a bid to snap up more affordable first homes.
Michael said: “In the past years, neighbourhoods on the up in Exeter have included Heavitree and St Thomas, whilst Exwick has always been overlooked as a hotspot for young people looking to buy. However, more recent sales have shown a gradual transition, demonstrating that Exwick, particularly Farm Hill and Kinnerton Way, are now attracting a new type of resident, who is keen to add value and contribute to the modernisation of the area.
“Many Exwick properties were built in the late 80’s and early 90’s. Modest house prices resulted in a large rental market that has affected the overall appeal of the area.
“Little do people know that a two bed house can be acquired from as little as £140,000, which is great news for first time buyers who would struggle to buy a more centrally located apartment.”
Though reasonably priced, in the last 12 months, house values have risen by 4.42% in Kinnerton Way with a value increase of £10,389, highlighting the growing desirability of the up and coming area.
